Las Olas & Rio Vista
Fort Lauderdale's best-known address. Las Olas Boulevard runs from downtown to the ocean, lined with restaurants, galleries and boutiques, and the canals around it are why the city is called the Venice of America.
Living here
- The Las Olas Isles are finger islands off the boulevard, where many homes have their own dock and direct boating access.
- Rio Vista, just south of downtown along the New River and the Tarpon River, is one of the city's older neighborhoods: shaded streets, close to Las Olas and the Riverwalk.
- Downtown, the airport and the beach are all a short drive away.
Homes you'll find
- Waterfront single-family homes with docks
- Classic homes and new construction in Rio Vista
- Townhouses and luxury condos on and near Las Olas
Selling here: your Winning 20%
- Water access. Ocean access, dock length and the bridges between the home and the ocean can matter more than square footage. A boat with low enough clearance can pass under some bridges at the right tide.
- Seawall and flood zone. Buyers and insurers will ask about the seawall, the elevation and the flood zone. Have the answers ready before you list.
- Selling a parent's home? Many Rio Vista owners are downsizing for retirement. Before your family calls the biggest brand, read It's not the plane, it's the pilot.
- Price on the right comparables. A dock on a wide canal with ocean access is a different market from a dry lot two streets away.
